TOOWONG CONTEMPORARY HOMES DEVELOPMENT
🔹 The Challenge: Maximising Small Lots & Site Restrictions
This Toowong subdivision project involved converting a single lot into three separate parcels of land. The main challenge lay in the tight site conditions: two of the newly created lots were only 220m² each and faced significant access and site restrictions. The task was to design and build two contemporary homes that maximized the available space while overcoming these obstacles.
💡 The Vision: Modern Homes with Character
The vision for the new homes was clear: contemporary homes that maintained a connection to Queensland heritage, all while making the most of the limited space. The design blended Scandinavian and Queenslander styles, creating a home that was both functional and stylish, fitting perfectly within the suburban environment.
🏗️ The Execution: Design, Engineering & Seamless Management
✔ Repositioning an Existing Queenslander – One of the key components of the project was repositioning an existing Queenslander house onto a newly created smaller lot, preserving its character while integrating it into the new development.
✔ Construction of Two Contemporary Homes – The design for the two homes incorporated modern elements, including burnished concrete floors, White Corian benchtops, and Vic Ash timber for stairs, flooring, and joinery. These elements created a sophisticated yet welcoming aesthetic that suited the modern needs of the homes.
✔ Engineering Solutions – The steep, sloping site required extensive engineering works to level the land and transform the steep slope into usable flat lots, allowing the homes to be built with maximum functionality on each site.
✔ Management & Communication – Despite the owners being expats in Hong Kong, the build proceeded seamlessly due to the open lines of communication and well-organised management systems. This allowed for effective forward planning and ensured that the construction met timelines and expectations without delays.

The project resulted in two contemporary homes that were tailored to fit the unique challenges of the site.
